What Epoxy Floor Coating Actually Is
Epoxy is a two-part coating — a resin and a hardener — that chemically bonds to the concrete when mixed and applied. It creates a surface that is significantly harder and more resistant to chemicals, abrasion, and staining than bare concrete. The finished look can range from a clear satin sheen to a high-gloss colour coat, with or without decorative flake.
It is important to distinguish between true epoxy and the one-part floor paints sold at hardware stores. One-part products are much easier to apply but are essentially just paint — they don't bond at the chemical level and will peel and chip under vehicle traffic and the Ontario freeze-thaw cycle. Preparation Is 80% of the Job

What the Application Process Looks Like
After preparation, the first coat — a penetrating primer or base coat — is applied and allowed to cure. Decorative flake, if chosen, is broadcast into the wet base coat at this stage. Then a clear topcoat is applied, which seals the flake and provides the final surface texture and sheen. The full process typically takes two days: preparation and base coat on day one, topcoat on day two. The floor is light-foot-traffic ready within 24 hours of the topcoat, but vehicle-ready takes 72 hours or more.
The curing timeline matters — driving a vehicle over epoxy that hasn't fully cured can leave tire marks and surface impressions that are difficult to remove. We always give homeowners a clear curing schedule before leaving the job site.
What Epoxy Garage Floors Cost in the GTA
A standard two-car garage epoxy floor in the GTA — including grinding, any crack repair, a base coat with decorative flake, and a clear topcoat — typically runs between $1,800 and $3,500 depending on the size of the slab, its condition, and the product system selected.
